There have been some Outer Banks units showing up on my social media feed where friends, friends of friends & family are turning to airbnb on their smaller rental units. It would be interesting to see just how many have repaired after Irene & decided to turn their downstairs enclosed space into a nightly, weekly or monthly rental instead of six months to a year.

Lots of grown kids of Outer Banks residents have flown the coop, many have paid their mortgage, divorced, separated, widowed & do not spend as much of the year round as they used to. When I get a chance this weekend, maybe take some time to browse the Home Away sites for the area. Anyway, I myself ran into this issue in Asheville, NC which does get a mention in the article & it is likely applicable to the beach as well. Coffee

Are we talking "rent out a whole house" Airbnb listings, or "rent out a spare basement apartment" rentals?

For the spare rooms and apartments, I guess it's possible that a few rooms that would otherwise be rented to seasonal workers are being rented out on Airbnb. That said, I don't think OBX is the sort of destination that attracts those types of travelers, the young, independent, small-group, budget-conscience traveler..at least not like you'd see in Asheville or NYC. This is more of a family destination and not too many families are looking to crash in someone's spare bedroom for a few days in a off the beaten path residential area.

I think the Outer Banks is a little different. Based on my observations on rental rates for whole homes, weekly rental rates take a pretty significant dive for smaller homes farther away from the beach or sound, and demand drops way off on the shoulder seasons. When you factor weekly cleaning and management costs, a long term renter seems much more attractive.

Yes Brad. Room(s), studios, downstairs shared quarters. I did go on airb&b to check out KDH area. There are some entire homes for weekly rental, but also spare rooms. The reviews & details are super interesting.
