They are fighting with Saga over some really large houses going up on the ocean. We took our semi-annual trip to duck for Lady Victorian and spice shopping and it looks like the structures are going up. I am sympathetic since they built about 20 in my neighborhood. I would join their battle however, they won't allow me or any other "outsider" to use their beaches. Good luck. I hate the Outer Banks going in this direction.

Just curious.....so SS zoning was amended to cap building size at 6,000 sq ft. Why so high? What is the "average" size of a SS home in that area?

The zoning used to be that you could not:

Build on more that 30% of your lot. (This included concrete driveways and swimming pools)
The structure had to be a minimum of 1800 Sq Ft.
The house could only have up to 7 bedrooms.
The max capacity was based on the septic size but could not be more than 14 people (including kids).
The septic size could not be based on more than 14 people and you had to have enough land to accommodate a new septic field the same size.
The height of the house could not be more than 32 ft from the lowest point of the house footprint.
The house could not be larger than 6000 sq ft.

Last year the NC State legislators passed a law that there would be no restriction to the number of bedrooms but the builders would have to comply with local regulations on the square footage and % land use.
They opened the door to very large buildings.

If the 6,000 sq.ft. is livable space (not including decks, garages, etc), then why didn't SS reduce that number down to say 4,000 sq.ft.?

I think they are looking into it but unfortunately big homes will be built in the mean time and if they change it someone may challenge it.

My guess is that for every local that is unhappy with SAGA building large houses, there are probably 2 that are happy to have the work associated with building them. There are also a lot of locals that don't necessarily live on the OF, so their viewshed isn't spoiled.

Our place is across the street from 2 12 bedroom houses. I had the chance to go inside one during the summer. They experience hard use. They are difficult to keep up on the outside. And they aren't owned by single owners, usually. They are investment vehicles for multiple owners. There's no real pride in ownership like there is for a single family home, so they get tired and worn out looking (inside and out) and may stay that way for a while.

The biggest real issue I have, other than the fact that I really hate what they are doing to the view and character of the OF is that they are essentially mini hotels with none of the safety features a hotel requires like sprinkler systems in case of fire. I think they are potentially a death trap.

But that's just my opinion, and I have said it before, I really don't like SAGA's "Super-Wing-ing" of the OBX.
