Just curious.....so SS zoning was amended to cap building size at 6,000 sq ft. Why so high? What is the "average" size of a SS home in that area?
The zoning used to be that you could not:
Build on more that 30% of your lot. (This included concrete driveways and swimming pools)
The structure had to be a minimum of 1800 Sq Ft.
The house could only have up to 7 bedrooms.
The max capacity was based on the septic size but could not be more than 14 people (including kids).
The septic size could not be based on more than 14 people and you had to have enough land to accommodate a new septic field the same size.
The height of the house could not be more than 32 ft from the lowest point of the house footprint.
The house could not be larger than 6000 sq ft.
Last year the NC State legislators passed a law that there would be no restriction to the number of bedrooms but the builders would have to comply with local regulations on the square footage and % land use.
They opened the door to very large buildings.
