Well there is no turning back now.

Put my house on the market in Pa, it is under contract. Had an offer on the first day that was too good to say no to.

September 1 we move into our Furnished Rental in Lewes Delaware, while our new home is being built.

While my new home will only be 10 minutes to the drive on beach, I will also only be 4.5 hours to Nags Head, I can see a lot of short trips to the OBX in my future. Not sure I would need a whole week since I am already at the beach.

Congratulations! We had the same experience selling our house up north. Our realtor said she would put the house in the MLS on Friday, show the house Saturday & Sunday, and take offers on Monday. It sold Monday above asking price with no contingencies. That was 2004.

We got above asking, all home inspections waived and we don't need to leave until our Rental home is available in September. a real no brainer, and it's a crazy market right now.

We moved to Lewes in November. Had the same experience re selling our house (in Maryland) that you did. Got an offer immediately, above asking price. We moved into a rental in Ocean View (could not find a rental in or near Lewes) for six months while our house was being built in Tidewater Landing. Really like Lewes so far, except for maybe the summer traffic on Route 1!!!

We moved to Lewes in November. Had the same experience re selling our house (in Maryland) that you did. Got an offer immediately, above asking price. We moved into a rental in Ocean View (could not find a rental in or near Lewes) for six months while our house was being built in Tidewater Landing. Really like Lewes so far, except for maybe the summer traffic on Route 1!!!

We looked at Tidewater Landing, settling in Red Mill.

Appeal was both communities have Kayak Launches and we both love to kayak so that was kind of a must for us. We liked the lower outlay for amenities in Red Mill and figured we could get everything we wanted and save a little each month, drawback is we are 2 miles west of 1 instead of being east of it, which is a big deal.

I drive on the beach on the Cape, so I am not too worried about traffic, you deal with it at Five Points, but then nothing (Was born and raised in Delaware).

The funny thing is this started off and we were looking at properties in Ocean View, but didn't like it there so we came to Lewes.

Our rental is across the street from Beebe Hospital a few blocks from Fishermans Wharf. I've fished the Point at the Cape all my life so it really feels like going home.

Ocean View was okay, but shopping was an issue for us there. And by "shopping," I mean places like Home Depot, Lowe's. Seems that we go there at least once a week. So convenient here in Lewes. I do miss some other stores, though, like Target, Trader Joe's. That is the one complaint I hear most frequently: shopping, or the lack thereof.

We love to go surf fishing, so we got the tag for our Jeep so that we can drive on the beach. Love that!!!

And Tidewater Landing is taking their sweet time, apparently, regarding the kayak launch. People are not too happy about that.

The 30 minute one way ride to Lowes and Home Depot which are next to each other in Lewes was really a hard pill to swallow.

No Trader Joes is tough, and my wife is upset about no Target.

Have you tried Lloyd's Market yet on Savannah Street?

I have had the Surf Fishing License for years. $180 for out of state but I still pay, next year though I get the in state discount.

Haven't tried Lloyd's, Bill. I had to Google it. Looks like a neat little place. We'll have to check it out. We're still learning about places to go to here. You probably know more about the area than we do. Love all the biking trails. We've learned not to go into downtown Lewes until after the tourists are gone, especially if you need to park your car somewhere! Same with Rehoboth. Our realtor/Realtor warned us about that. They were right. lol!

As for Bike Trails, the Georgetown/Lewes trail comes through our development so I am looking forward to that.

Met with the Construction manager yesterday to finalize the plans.

Ground is breaking in another week. 'House' (Lumber, siding, roofing, etc) arrives in Mid November and will be all framed and ready for Dry Wall by mid December. Settlement date is set for sometime in March, but there are many variables because of COVID.

For 1, we signed our agreement in July, but it is taking the builder that long to get supplies.
For 2, appliances are still a great unknown, we may only have basic appliances when we move in, with a big IOU from the builder for the proper appliances whenever they can get them.
For 3, all of this can change if we get another wave.

Exciting time for my wife and I have this house built, but also keeping fingers crossed that we can get into the home in March. We have the rental until Memorial Day so we have some wiggle room.

I have two friends who are builders and yes their are big delays on getting supplies, some stuff is 2-6 months which is crazy. However appliances shouldn't be back up all that much. My neighbor just redid their kitchen, construction took two weeks. They ordered all their appliances a month ago (higher end) and everything was in stock. I'm not sure what you have in DE but I would check out Gerhards, worst case if they have what you need and can't deliver rent a U-Haul for $200 and pick it up.
