Were there 2 houses that collapsed today in Rodanthe? I just heard 1 colapse back in February and another today. I thought there was actually 2 today.

This is so sad. Feel so bad for those home owners. What could they do? They clearly couldn’t sell the property. Scary swimming in the ocean for awhile.

Maybe someone will stub their toe on a refrigerator in the surf and that will get things rolling towards dismantling these houses instead of just ignoring the problem.

Here's a fairly recent aerial pulled from the Zillow site for the first house that went down. It sold last August for $550k (4 bedroom - 2600 sq ft)

The second house to fall was 1400 sq ft 3 bedroom house that sold for $275k in Nov 2020.

I may understand that new owner might not be familiar with the area and similar houses collapse before. However there were also realtor, home inspector and appraiser who didn't warn the buyer about the eventual fate of the house. $550k 8 months ago. Unbelievable!

It's very unlikely that the buyers didn't know of the risk. Just speculating, but maybe they thought it would last long enough for beach nourishment to happen? Or maybe they thought the beach would return after the bridge opened and a possible breach formed north of them?

It was a risky purchase and didn't work out. Or maybe it did and we just don't know how.

I used to work for a PM and was in charge of paperwork for homes closing and the change of ownership. The potential buyers only look at the photos that on the websites. Some of them don't even come in to check the property out before they put a contract on them. I have seen a home that was sold, paperwork signed and then went to look at the property. The home was on the market two weeks later. The house was than sold $5,000.00 less than what the seller actually paid for it.

when i bought my house in ohio last year most of it was done via computer. Covid 19 helped change a lot of things. We did tour the house before making an offer.

Buying anything site unseen is a huge risk, no matter what you are buying. My husband refuses to do it but will right an offer with a contingent that the buyer must see it in person and approve. I feel bad for the owners but wonder what they were thinking. The Outer Banks is a ribbon of sand that is moving, not to mention ocean rise. Its not a secret.

I'm sure this has been addressed before, so my apologies. Why do the homeowners not strip out the house before this happens (Windows, contents, etc.)? Seems like there are household items in addition to a ton of building debris. What's the process once the stairs are removed and power cut...are homeowners responsible or do they just abandon it for others to solve? Seems there has been ample warning. Yes, very sad, but sadder that the beach is trashed.

In this case there are nails, lumber and who knows what. It is a disgrace that this has been allowed to occur. And that so far nobody has been held accountable.

I keep seeing posts like this, and I agree, it's terrible...but what is the solution? Are the owners supposed to bring in a demolition team to dismantle and discard the home prior to collapse? What is the cost? When does this process begin? Idk...it just sounds a bit more complicated.
