Well, of course they are jumping on the inflation band wagon. It always happens and I have seen it happen over and over. They feel as if they won't get a black eye...backlash...from it since everything else is rising.

All of the utilities are increasing. I mean...I can handle 5 dollars a month extra for Sling and ten dollars a month for Spectrum, but ALL of our utilities are going up and that adds up for retired people and lower income people and it hurts. We have two homes and we have to double it. No more cottonelle for me or tide or Meyers soap. I have to tone it down to a lesser product to keep within my budget. And I'm a stickler with my budget!!!!!

I put a lot of stock into what you say, KDH. Why is it the fastest growing? One would think that since it's the second fastest growing in NC, then taxes would not have to be raised to offset deficits given the growth. I don't get it, but I'm not an economist or a county planner.

Edit: But maybe they are doing it, because it's hot and they can? Take advantage of the hotness? Everyone wants to move there so they can raise it and maybe the elites won't really care???? California is doing it because they need the money and hundreds of thousands are moving the heck out of there. Same with Chicago. It might bite them after a bit. Greed.

Yes, the northeastern most county in the state is a really special place. The number one growing county in NC is Brunswick County, the southeastern most county in the state. Both counties used to be rural farming counties. Brunswick County is a lot bigger in size, but it has few towns larger than Moyock. But it has dozens of top-notch golf courses. And both have fabulous beaches, so they were destined to grow, and also to be expensive. But a 28% increase in one year is ridiculous.

In the 90s, we were huge Holden Beach visitors. Loved going to Betty's Seafood in our boat! The beaches are gorgeous! And yes...killer golf courses. We have good friends who always rent at Holden. It's a wonderful beach along with Southport and Ocean Isle! We loved Sharky's on Ocean Isle.

Just got into the OBX and have never looked back.

I spent six months there in 2013 taking care of an old hs classmate who had back to back joint replacements. I was very impressed. It is a fabulous place to live. It’s not at all like Myrtle Beach but Myrtle Beach is close by if you want to do some good eating or shopping. We lived only 2 miles from the state line so the closest town was Little River, SC. A lot like Currituck County, but much much bigger in every way. Calabash was only a few minutes away and that means good seafood, of course. And surprisingly inexpensive.

Big growth = lots of kids = more govt schools need to be built and teachers/administration/etc hired = higher property taxes. At least that’s how it works in NJ.
People moving into the county probably have lots of $$$$ and want fancy schmancy schools for their kids and money isn’t an issue for them.

Homeschooling is the answer as you know! My granddaughter is thriving with it and gets a lot more time with Mom than she would ever get elsewhere. Read her first full book today by herself and just turned five. She's been read to by all of us since she was a baby and it all came together this week. I was teaching her Spanish at age two and she remembers it. We go over it all of the time. I just cannot believe that American schools start second languages in 7th grade. Way too late IMO. She is truly ahead at this point. My daughter worked with her all last year during pre K years and she is way ahead.

We decided to forego a second income so I could stay at home with the kids and educate them ourselves. We drove older cars and lived in an old farmhouse for all those years. Thankfully my parents owned on the banks so we had free vacay (anytime we chose!).
My kids thrived, are all launched, and are successful, happily married adults with whom we have great relationships. It wasn’t always a bed of roses and some days I wanted to quit, but I loved having them home. And trust me, they had lots of outside activities and friends.
We could have had some nicer things if I had gotten a job outside the home and we weren’t paying thousands every year to educate other people’s kids, but it was a grand adventure I’ll always cherish.

Our eldest son and his wife have homeschooled all 3 of their kids. Our granddaughter just started college and the boys are 13 and 15.
Our middle son and wife have their girls in private Christian school and are thinking about homeschooling.
The rest of the grands are still babies but get lots of books read to them.

It grew by 10 cents to 56 cents per $100 of assessed value. 4 cents of that was just to cover increases in items already in the budget. Most of the rest is for the debt on the elementary school. A $200k property will result in a $1120 tax bill, up $200 from last year and a $500k a $500 increase. Not unexpected as Currituck is the majority of the mainland just off the barrier mass and migration there has been steady.

No one in mainland Currituck, before or now, wanted of got fancy schmancy schools. They're combating the overcrowding probrem growth has created.

I see NC real estate assessments are like VA's. If property prices increase the assessments are required by state law to go up.

"The Assessor is required by North Carolina law to list, appraise and assess all property within the county at 100% of market value."

They can change the tax rate of course. Fwiw, Richmond City VA is $1.20 per $100 and next door the Henrico County rate is 85 cents per $100.

This is not how NC does it. NC law says the assessed value can only be changed after 4-8 years. So for the first 4 years the assessment can not change even if it sold for double. In the 4-8th years it can be changed and after 8 years it must be reassessed again. That is how it is done in NC. The tax rate can change every year, but not the assessments.

Was expecting a big hit but it was 2/5 the amount of the tax on the house in Durham. 1/5 if you remove all of the itemized things added to the bottom of the Dare County tax bill for which we pay separately to the city of Durham and are therefore not included on that county property tax bill. I have no idea WTF Durham is wasting its money on but it's sure not the schools. That was the final nail in the coffin to sell up in Durham and relocate.

Assessed value of $696,400 is $1.055 per hundred now for Corolla, vs last year was $.825 per hundred. This year the bill has the tax rates broken down who gets what

I don't mean to hijack this, but you hit it on the head with the utilities. I cut Spectrum back to the lowest level they offer and went down to 2 boxes back in June. My bill is still higher than it was last year. Although, I will call them and cut it back to off season rates next week. I don't rent my house and, due to work, I have been gone since early July, I cut everything, including the a/c off. My Dominion bill came in last week for $179 and ther is literally nothing but clocks plugged in. I wil be calling them about it, but it is almost criminal the amount of increases in utilitues.

Under G.S. 105-286, counties may wait as long as 8 years in between real property tax reappraisals. As a result, it might be years before a county’s tax base reflects increasing market prices. The most common county reappraisal cycles are 8 years and 4 years, with many counties moving from the former to the latter recently. I believe that Durham County’s recent 3-year cycle was the state’s shortest. In between those county-wide reappraisals, individual property tax appraisals should not change due to economic or market forces.

Have you ever considered YouTubeTV....one subscription but usable in any location. So, in your use case, pay for two internet only fees, but only one content fee (YouTubeTV). Of course, you can add your other apps (Sling, etc) but check the content/channel listings for youtuve TV...you might be surprised

The Commissioners who voted for the rate change should be driven out! This is exactly what happened in PA when all the NJ and NY transplants came slithering over the state line after making life unaffordable in their own states. God forbid they cut programs. People were better educated out of wooden school houses with coal fired stoves 100 years ago. This situation is only going to get worse as corporations buy up more and more housing and can write everything off as a business expense. Blackrock can't wait for you to be taxed out of your home!
