It’s been a long time since I’ve seen the citizens this mad at the government. It’s like a whodunit mystery, and all the government agencies are involved from the towns all the way to Raleigh. And I’ve never seen so many long comments at the end of articles in the Outer Banks Voice.

Boggles my mind that this statement can even be made: “I did not see that provision until the day we voted on the budget…I don’t know who put it in there,” ....

"I don't know who put it there".....really... A simple review of "tracked changes" in the doc's history would tell.

Dare is saturated now, I can see the homeowner's concern. I have asked this before: why aren't apartments being build on the vacant farmland north of the WMB? Empty acres, and acres all the way to Grandy; and that's just what I can see adjacent to U.S. 158.

It's a big, stinky mess. I attended and spoke at the Dare BOC mtg a couple days ago. There were quite a few sparks, but in the end, no one knows for sure who did it, and the BOC did not agree to ask for the legislation to be removed like several speakers suggested.

I see both sides of the issue. Local municipalities have long limited hooking to both sewer and water services because the capacity is finite. You just cant add and not have to increase your infrastructure to accept it.
I also see the town board not knowing about the change to that NC law since the council can only look at the issue from a zoning and use issue on their end not from the legal aspect of access from the county's side of the issue they do not represent.

But you only own your property, not the rest of the world, so it is your problem. Having been in land development for years I can tell you that the attitude is the same for everybody that moves into a neighborhood. Once they're in, they don't want anybody else to move in. It reminds me of a spaceship that is taking everybody off of the earth to fly to a safer place. Once they get onboard, they say: Pull up the ladder, there's no more room in here.

I said it’s not our RESPONSIBILITY on this side to fix Dare’s poor planning problem. They created the problem, we shouldn’t have to fix it. As far as moving in somewhere, I’ve lived here my entire life. I have seen plenty people move in and have no problem with it. Shouldn’t accuse me of something you know nothing about.

I'm sorry if you took it that way and I offended you, but I never referenced you or accused you of anything.
It just seems like a good idea to put in affordable housing on your side of the bridge because it would never be affordable on the ocean side due to the lot costs. I don't see it as you are fixing anything. This is a problem at all resort areas because the people that work there can't afford to live there.

I have actually been reading on the complicated issue of municipalities limiting housing and then residents complaining of exponential housing cost increases as I can understand towns and cities trying to limit future costs for utilities, roads, and public schools but if they are are going to limit future development to low density housing then they have to live with the inevitable repercussions.

Even in Dare County, zoning limitations are limiting the opportunity for housing the working class persons can readily afford. In this time of inflation, this problem is going to get so much worse.

I believe another thread on this forum (Southern Shores cut through) demonstrates the root cause of the problem as most of the political candidates - demonstrating against use of public roads by the tourist masses; are recent transports themselves.

We must all guard against the basic feeling of "I Got Mine-ism" that seeks to limit development AFTER the citizens purchase their property with fewer restrictions. No one wants to build a $1 million + home and see a trailer park, apartment complex or low income housing build on a nearby property. I empathize. But we are all member of the same society. Using governmental authority to prevent others from getting their own property, job or or future just smells of elitism, sanctimony, or hypocrisy. But I completely understand the feelings as we have all faced these thoughts with bad neighbors, crowded schools, heavy traffic, et al.

I am hardly a political liberal. I believe in open markets as problems are normally organically corrected by the market. Governments placed their fingers on the scale decades ago through zoning and other restrictions with good - and bad intentions. Due to that past interference, they now feel forced to actively participate in correcting the unintended consequences. Municipal efforts to titrate corrections NEVER work as well as letting the markets work unhindered.

Kidwell looks like a useful idiot to me. Dare has some unique problems: entirely on the island, with limited mainland component to allow for development of affordable housing in an area where the acreage is lower cost, and an extreme need for a local workforce.

I don't think any of the 6 localities are opposed to high density housing. In fact, I think they kind of like it. Case in point the bizarre housing cluster on 709 N. VDT. Ben Sproul said in an email to me that it wasn't what they expected, but its the first housing built on the oceanfront where the units are less than 2500 sqft. in decades. They didn't totally hate it. Why high density housing is being built on the OF as some kind of pet project to alleviate housing availability is a joke, and I can only think its the newest handshake between this town and developers. Now we have a new problem: no ability to regulate setbacks or any zoning regs on projects where the funding money is involved.

Where is the infrastructure for these projects coming from? I guess 35 million doesn't go very far, but projects I am seeing have around 50 units in them. I think about wastewater, parking and other services that Dare will need to come up with. That new pressure is going to need new development itself. Taking away the county's ability to right size development is a crappy move from someone who lives in Beaufort. Devilish smiley
