Rating: THE WORST
We stayed in the Turquoise Turtle…#355, week of 6/24-7/1. We had multiple interruptions to our vacation to accommodate repair techs, for items that should have been addressed prior to our arrival.
Drain clogged in second-floor bathroom on arrival, use plunger to fix. Should have been checked prior to our arrival.
Grill not working properly and gas tank empty, two additional empty tanks on the property. Was told we had to get our own propane.
Window in upper eating area would not close, wind, and rain and Hurst during storm.
Basketball, net, falling apart… Unable to use.
The two swings on level two had faulty links… Unsafe to sit on.
The air conditioning on third level went down on Sunday night, made emergency call Sunday night. This was a known issue, drains flushed out next day.
Railing on top deck loose. Held together by blue tape.
Front door lock broken and would not open. All sliding doors were difficult to open and close. Lights around the pool bar are not functional, plugs melted from prior use.
The kitchen needs additional utensils for a large group, pots and pans are in bad shape and unusable. For $20,000 we feel we deserve the better. Most of these issues could have been prevented with some sort of quality check on a regular basis.
Rating: Joe Lamb Rental Company “Living Large” Beach House/
We reserved a beach house “Living Large” back in the winter before COVID-19 for the first week of June through Joe Lamb & Associates. Due to the fact that I am immunocompromised and currently taking a cancer medication, asked to reschedule the dates of the rental. This company or owners of the rental house would not work with us or allow us to reschedule. When we arrived to house several light bulbs were missing, spiders and spider webs were in two of the bedrooms. The batteries in the remote control were placed in backwards so the remote wouldn’t work. The water was not turned on to the dishwasher and a TV in one if the bedrooms did not work. The heater in the pool also went out and we had to call someone. I would not recommend this company!

We booked our home only to need to change the reservation for an event we were attending on the Outer Banks. Our first home was not available so we not only changed weeks, we changed homes for a nominal fee. The home was clean, the hospitality app is easy to use and the app notifications are helpful. In addition, we had to request a late check out as our next rental was not going to be ready. Joe Lamb checked their cleaning schedule and made those changes for us - no problem. Great company to work with and I would rent from then again without hesitation!

We have rented through Joe Lamb Realty for years and for the past 8, we have rented the same cottage in South Nags Head. The staff is tops to deal with. If we had any problem, like piled sand in the driveway from a Northeaster, they were there in a matter of hours to clear the driveway. The cottage is so thoroughly inspected AFTER the cleaning crew, never one complaint about the cleanliness of the cottage. It's a pleasure to deal with them.

Joe Lamb Jr. is a rental company my family has been renting through since I was a little kid. They have a huge selection of homes and the office staff is great. You can't go wrong with them, so don't hesitate to rent your next vacation through them.

Just rented from Joe Lamb Jr and was quite disappointed with the property - #320 Beach Retreat in S. Nags Head. Absolutely no reply from them upon giving them an indepth review at their request. Will not be using them again for not trying to make any amends.
This was my first time renting through Joe Lamb.
Kudos: Immaculate cottage, cottage represented true to web site listing, good off season value. Nice welcome bag. A pleasure dealing with Tim. Paula(?) very helpful and nice.
Irks: Some snippy office staff before and during stay. (One lady, Paula(?) was very helpful with reservation confusion.) Poor response time to maintenance issue. (Toilet backed up. Since it was 11 p.m., and I didn't want anyone to be called in at such a late hour, I left a message on the maintenance voice mail, requesting an early as possible fix to the problem - the cottage had only one bathroom. No response by 10 the next morning. I called again, got maintenance voice mail, left another message, then backed up the call with one to the agency. Staff stated worker would be sent out immediately. By 11 a.m., my back teeth were floating and I made another call and assured that someone would be there soon. 11:30, worker arrived and fixed the problem. He called in the cleaning crew (worker overflowed the toilet) and they came promptly and quickly cleaned the bathroom. Unfortunately, my bath mat must have gotten mixed up with either the maintenance guy's or cleaning people's equipment, as it was missing after they left.) Problem with bath mat not resolved.
I would deal with this company again.

We always know we can count on Joe Lamb to provide excellent treatment. My only complaint was one of the customer service representative being "short" on the phone, when we called to ask if the owner could call us. Hung up without a goodbye. But this will not stop us from using them again next year!

They do all of the right things .... no complaints .... very accomodating, professinal and lived up to expectations.

With out a doubt JLJ is at the top of my list for rental units. Go out of their way to accomodate renters. Nice "give aways," friendly service, fair rental prices, good rental selections. Cottages we've rented always found in good shape. Will continue to be a repeat customer.

Reading Tony's review I wondered if we had been to different offices. We have rented with Joe Lamb for the past 3 years and we go down several times each year. We had a bad experience with Sun years ago and switched to Joe Lamb and never looked back. We have always gotten in early even though they promise a 4pm check in, we have gotten our keys by 2 or 3 every time. The office staff has always been fast and friendly but I have been there when other renters were not very patient which might explain Tony's experience. We have always had good service and a friendly smile. The maintenence issues we have called about have always been minor and delt with quickly. We have rented many different homes from Joe Lamb from South Nags Head to Kitty Hawk and all were very nice and clean. We will be going back in June and again in Sept next year.
Rating: Great House inventory Poor office staff
Joe Lamb has a good selection of houses ranging in price and location. However, the office location is very limited especially if you are renting in Nags Head or South Nags Head. You will have a 10 to 18 mile drive to your beach house after you get the key. Decent response to maintenance issues during the week. One Big issue: Office staff not customer friendly at checkin. Will not budge on any early check in. Told outright lie about house not being available. Sat in office for an additional 45 minutes after hearing our house cleared for cleaning even though the person who took the call was the person we checked in with.

First time renting from Joe Lamb and was very satisfied. Had a few very minor maintenance issues on arrival that were taken care of promptly. House was in great shape, staff helpful and friendly. Will rent from them again

We have used Joe Lamb for 20 years in a row and higly recommennd them. Every house we've rented through them has been wonderul, we usually get an early chack-in for no charge and they are quick to respond to calls. This August we were down for two weeks in a beautiful ocean side home. In the second week, the refrigerator died. We called Joe Lamb and put our food in the ice chest. The maint guy came out and pronounced the refrigerator dead. The very same afternoon, a new refrigerator was delivered. Now that's good customer service.

Been going to the Outer Banks since 1966. Have rented from Joe Lamb for two years and agree the service could be better. I will give them credit for clean houses and good selections in all price ranges.
However, last year the air conditioning was not working correctly. I called them the second day and they said they would try to get someone out there. No one ever showed up.
This year, I called the day before to ask if we could have a late check out as we had no sleep the two nights before due to vandalism, which the manager knew about, as the police, owner and I had called him about the problem and the damage. I was put through to voice mail and was never called back. Now I know it was not there fault but would have liked a call back and a response.

This was our first time (August 2006) to use Joe Lamb Jr & Associates and we were very pleased. The check in process was very quick...staff very friendly. The beach home we rented from Joe Lamb exceeded our expectations. I had viewed the rooms of the beach house by virtual tour on the JoeLamb web site but once we entered the beach house we were very happy with our choice. The home was very clean and so well stocked. Pictures are deceiving. The home was so pretty ...much prettier in person and pictures do not do justice of the perfect ocean view we had while sitting on the front porch in rocking chairs! We will definately use Joe Lamb again and highly recommend using their services.

Used Joe Lamb Realty for a ocean front house rental (#012). Service was excellant, got in to the house several hours early, and house was just as described in literature. Also found rental to be prices very reasonable. Would definetly use Joe Lamb again!

We have rented from Joe Lamb many times over the years. You won't go wrong with Joe Lamb, As far back as the late 70's and 80's we used them.
Used them and they were great. Got in early. Responded quickly to a problem with the house. Great rates. Got a free lunch bag. I will use them again.

We have used several companies on the OBX to rent from but none have even come close to this company. They are very helpful and ready to do what they need to to make everyone's vacation better. They let us in a couple hours early, gave us a nice free gift at check-in, included tide charts, coupons, information and more. I could mention some of the "big boys" there that were not even close to being as friendly as Joe Lamb & Associates. I'll be back again next year.
